Farm income, read the way it arrives
Row-crop operations sell grain in a handful of transactions, often timed into the next tax year on purpose. Cattle and hog producers get paid at the sale barn or from the packer on delivery. Contract growers receive integrator payments. Most operators also see USDA program payments and, in a bad year, crop insurance. Every one of those is a deposit, and together over 12 months they describe the business accurately. The Schedule F, after Section 179 on a combine, prepaid inputs and depreciation on buildings, does not — which is why a farm family with a paid-down acreage gets declined by the same bank that holds its operating line.
The one distinction to make first: a home on an acreage with a few outbuildings is a rural residence. A home that is part of a working farm is a different property review. Say which it is.
Beyond the farm

- Wind-lease income. Landowners hosting turbines receive lease payments that are deposits like any other.
What is specific to an Iowa file
- No mortgage recording tax. Iowa charges county recording fees only; there is no state tax on the amount secured.
- Homestead does not block a voluntary lien. Iowa's homestead protection limits forced sale by general creditors; a line you place on your own home is routine.
- Valuation. Des Moines, Cedar Rapids, Iowa City and the Quad Cities have solid automated-valuation data. On an acreage in a rural county, expect a valuation step that involves a person even on a smaller line.
- Winter changes nothing. The closing is electronic; no one drives to a courthouse in January.
Common questions
I sold most of last year's crop in January to defer the income. How does that read?
As deposits in the months they landed. Twelve consecutive months capture the timing without penalizing it, and the return's treatment of it never enters the file.
Our house sits on 40 acres we farm. Is that eligible?
