Nothing on this site is an offer to extend credit or a commitment to lend. No page here approves, pre-approves, or guarantees any loan, line amount, rate or term. All loans are subject to credit approval, verified property value, and current program guidelines. Not all applicants qualify.
Estimates are estimates
The calculators on this site produce rough estimates from figures you enter yourself. They are not appraisals, were not prepared by a licensed appraiser, and do not represent an available line amount. They run entirely in your browser and transmit nothing. Your actual available credit depends on verified property value, combined loan-to-value limits, credit profile, lien position, state and program guidelines.
Bank-statement qualifying
Qualifying on bank statements is a documentation method, not a relaxation of underwriting and not a guarantee of approval. Deposits are not counted dollar-for-dollar as income; an expense factor determined by the applicable program is applied, and qualifying income is determined by the lender after full review. References on this site to verification completing in about two minutes describe the automated, read-only bank-connection step only — not underwriting, not approval, and not funding.
Accuracy and currency
Product guidelines change. Every effort is made to keep these pages current and each is dated, but guidelines may change between updates. This site does not solicit mortgage business, accept applications, or offer to lend in any other state. The West Capital Lending Home Equity Line is not available in New York, and no mortgage solicitation activity or loan application for a property located in New York can be facilitated through this site. Texas home-equity lending follows separate state rules and a longer required timeline.
